Environmental
Site Assessment and Investigation
The potential
for soil and groundwater contamination due to past land use practices
and the possible presence of hazardous waste or materials on a property
is a major concern during the purchase or sale of commercial and
industrial properties. Buyers, sellers, developers, insurers and
lending agencies are faced with a multitude of environmental regulations
and on-going changes to cleanup standards and environmental programs.
Routine environmental site assessments (ESAs) may be conducted to
evaluate these concerns and to minimize the risk to buyers, sellers,
and financial institutions. Some states and many lenders are requiring
environmental site assessments prior to the transfer, sale, or foreclosure
of industrial and commercial properties.

Indoor
Air Quality
EMS Environmental's
multi-disciplined staff offers a broad range of services
to investigate and remediate indoor air quality issues related to
biological or chemical agents. EMS Environmental's investigations
of bioaerosol-related hazards describe what biological or other
agents may be present, the environmental conditions that may contribute
to their presence, how the agents may affect building occupants,
the means by which bioaerosols may reach humans and what can be
done to prevent exposure. When our staff conducts remediation of
buildings contaminated with bioaerosol related hazards, we select
procedures based upon the type of organism or chemical, the types
of building materials impacted, and the extent of contamination.
EMS Environmental personnel are experienced with minimal
to full-containment remedial procedures.

the first step in developing a strategy for minimizing or eliminating
the use of some of these resources to reduce your exposure to the
cost and regulatory requirements for these resources. EMS Environmental
has experience with the supply, handling and disposal regulations
related to the resources you routinely use in your business.
